Process

Once a property investment has been earmarked but prior to acquisition, we provide a quote for the refurbishment work required. 

With the benefit of having the costs to input for the refurbishment, we are able to appraise the total pre-development cost and net this from the projected end development value to look at profitability.

If all of the feasibility checks have been passed and the decision is to proceed to acquire a property, we recommend local solicitors to act on your behalf.

Our role then becomes that of the main contractor, responsible for the building works through to Practical Completion. 

We will provide specification(s) for the refurbishment work based on the agreed objectives we have with you.  

On Practical Completion of the works to fully compliant buy to let or HMO licensing standards, we will assist in obtaining a revaluation of the property and ensure that tenants are secured under lease to pay rent.
